Checklist for the novice landlord

1.

Get permission from the mortgage lender, unless the property was bought with a buy-to-let mortgage

2.

Check buildings and contents insurance to make sure it is suitable if the property is let out

3.

For leasehold properties, get permission from head lessee or freeholder, as appropriate

4.

Arrange lettings insurance

5.

Check that furnishings comply with the Furniture and Furnishings (Fire Safety) Regulations

6.

Get gas appliances checked by a qualified CORGI professional in accordance with gas regulations

7.

Check the tenant's references before they move in

8.

Use an approved Assured Shorthold Tenancy Agreement and have any unusual clauses reviewed by a solicitor

9.

Prepare a full inventory of the premises and agree it with the tenant

10.

Take a deposit (usually one month's rent) which is held until the end of the tenancy, at which time it must be returned quickly, less the cost of putting right any damage to the property
